This is enough to make one gag. Prices in Santa Barbara

Except, not the loan officer doing all the financing. He is overjoyed.
For the Santa Barbara Real Estate areas of Carpinteria Real Estate/Summerland Real Estate for Single Family Homes there were 7 that closed escrow in the last 30 days with a Median Sales Price of $919,000 and an Average Sales Price of $1,073,071.

This gives me an opportunity to get on my soap box. I attended a city task force meeting last week. It covered every aspect of our cities problems one could imagine. It is taking 240 plus initiatives to the city council as proposed actions.

When the public meeting to review the final draft proposal was opened for questions. I asked about two of the items I sensed there was little in the draft in the way of solutions.

One of the topics, traffic. The other I see as a problem most cities face. Housing that is affordable to those that work in our city. Our average income is over $150,000 per household. We have shopping, hotels, and terrific restraunts. Our merchants have a problem; it is difficult to find people to work here. Two of the people I interviewed last week drive over an hour to work for $14.00 per hour. They can’t afford to live here. I don’t know how they can afford to drive here.Home Depot told my wife they hire every one that applies, they are still short handed.

What are the solutions? Our task force seemed short of answers, as am I. Any ideas? Larry Cragun

The Comments on this article deserve your review; please read them. A friendly reminder: Don’t do business with companies that offer you multiple quotes.

When we feel it important, we bring forward previous articles for your convenience. the comments on this article are an example: Larry Cragun

Multiple quotes sites transform you. Not from a frog to a prince, but to a lead. You will be a lead and a lead and a lead and a lead and a lead and a lead and a lead and a lead and a lead and a lead and a lead and a lead and a lead and a lead and a lead and a lead and a lead and a lead and a lead and a lead and a lead and a lead and a lead and a lead and a lead and a lead and a lead….. Get the point. Or maybe that is ok. I know a guy who likes soliciters to call. Maybe that is you? Nah.
Our wall of leads:

She is cute, talks nice, but still transforms you into a lead.

Does that make her a witch?

Had enough?

Magnificent 7 Nominee:Carol Luddecke: Beware of Bait and Switch

It looks like Carol started blogging in August. I have noticed a lot of bloggers write their best stuff right from the start and then lose ideas. I hope Carol keeps on keepin on.
Carol writes a great consumer article on bait and switch. A snippet for you,”

Beware of Bait and Switch

Bait and switch. That’s where you get lured in by some kind of “bait” (amazing prices, discounts, bonus prizes, etc.), but then once you sign or are about to sign on the dotted line, suddenly the deal is “switched” to something less than what you were hoping for.The biggest problem we have in the mortgage business in terms of bait & switch is the fact that some lenders advertise rates they know they know they cannot deliver… Click here and switch to her website for the full article.

Magnificent 7 Nominee: Is actually a confession.

Casey Serin writes a blog spun out of his circumstances where he actually made some purchases. The confession: “

This was selected as so many people believe its a world of luxury and wealth awaiting those that decide today is the day: “I am going to pick up a foreclosure”. I have done this, and believe me it is a business, not a hobby. After 12 properties and lots of competition I decided to go into a different business. One more predictable, real estate sales.

I don’t say don’t do it, I just say it is a serious business and a lot of work.

Hey Mr. and Mrs Consumer - Spread the word on blogging.

I think the word is spreading, but it really needs to catch on. Blogging is a consumer protection weapon. People still don’t see it clearly. You can help. Thanks. Click here for a related article on our real estate site.

Rates go up quicker than they go down.

I wrote advice on this last week. Clicke here. The rate report today shows a rise, not huge but a rise. Todays average rate is now what it was 6 weeks ago. If you were floating, and didn’t follow my advice, you lost in your gamble. In general, when you qualify or the loan makes sense when you know your loan is within 30 days of closing, lock. Lock Lock Lock, and make sure your loan officer locked you when you told him to. Have a lock confirmation document in your possesion or you may be up the creek. My advice today is the same as last week. LOCK. Larry Cragun
