From the perspective of a real estate appraiser, I would definitely give an increase on value for that bad boy. Especially if the owner would show me how to break.
Here in minnesota indoor pools are an asset, outdoor pools are a liability and actually make homes harder to sell. Must be because they can only be used about 3.5 months out of the year and make lousey skating rinks.
